Re-tiling Older Villa Floors: Remove or Overlay?
The first question on almost every Al Nakheel re-tiling job: can the new tiles go over the old ones? Sometimes yes — if the existing floor is sound, flat and well-bonded, a proper overlay with the right primer saves days of demolition. But overlaying over hollow, cracked or damp tile just buries the problem, and it raises floor levels, which affects doors and thresholds. We test the old floor honestly and tell you which route is right. When removal is needed, we take it back to a sound substrate and re-screed level before laying.
Older villas also throw up discontinued tiles. When a client wants to match an existing floor in an extended room, we hunt for the closest match — and when the exact tile is long gone, we say so and propose the cleanest alternative: a deliberate border, a matching-but-different field tile, or re-tiling the whole area so it reads as one. A frank answer beats a bad match.
